Our services can be provided on a 'pay-as-you-go' basis where we are called as and when required or retention based where we deal direct with tenants and notify you of any minor works being required for a fixed monthly fee.

Property Services

Repairs & Refurbishments

Damage to your property if left unattended usually gets worse and creates a bigger problem in the future. We deal with all types of works from a leaking tap to electricity problems. Additionally, if a tenant unfortunately leaves your property in a disastrous state it will impact its rentability. We will provide a quick, clean and efficient service which will minimise any void periods.

Furniture Replacement

Furniture often gets damaged or just gets tired. Beds especially can have a short life. We have access to all kinds of furniture suitable for all types of tenant and property. We arrange to have the furniture delivered and set up with any old items being disposed of.

Inventory, Check-in & Check-out

For a fixed fee, we provide a check-in and check-out service for when tenants arrive and leave. The inventory is an important part of the contract and will be critical in assessing how much of the deposit is to be returned to the tenant. This time consuming task is managed by experienced professionals to ensure your property is protected. We also provide a professional cleaning service which will prepare your property for any incoming tenants.

Deposit Protection

For any new tenancy agreements from 6th April 2007, it is a legal requirement that the deposit received from a tenant is to be protected within 14 calendar days of receipt by the landlord. This is usually done with the use of a deposit protection scheme. We can set up the scheme on behalf of the landlord and ensure all of the paperwork is in place for when it is required at the end of the tenancy agreement.

Gas & Electricity Certification

The landlord must ensure an annual safety check is carried out on each gas appliance. This is a formal requirement from the Health and Safety Executive (Gas Safety (Installation and Use) Regulations 1998). Additionally we recommend that an annual electricity certificate is also obtained for the property. This gives you the peace of mind that your property is safe and will not endanger any of the occupants. We arrange for a certified engineer to ensure that the property is tested, that any work required to make safe is reported and then actioned once authorised.

Energy Performance Certificates

An EPC tells you how energy efficient your property is on a scale of A-G, with A being the most efficient. An EPC is valid for 10 years and there is a fine for non-compliance. The EPC will also make recommendations on improving the energy efficiency of your property. However, these are not obligatory. Using our preferred team of assessors, we will obtain the necessary certification for your property to ensure compliance.

Regular Property Inspections

A feature which some landlords ensure is written into contracts, particularly student lets and landlords working overseas for an extended period. We will visit the property on a regular and agreed timescale and feedback its condition.

Emergency Call-outs

As landlords we dread the 2am phonecall from a panic-stricken tenant be it for a water leak to misplaced keys. We can arrange for the issue to be dealt with promptly and efficiently and you rest easy knowing that the tenant is looked after and your issue is being dealt with.

Dispute Resolution & Legal Assistance

Occasionally there will be issues between tenants and landlords that may put a strain on the relationship. We can act as intermediary to help resolve these issues to achieve a mutually acceptable solution. In a worst case scenario we can also recommend property solicitors with whom we partner with to provide the specialist advice necessary in such cases.

Other Ad Hoc services

As stated earlier, we provide tailor made solutions for the landlord. This includes any particular requests which may fall outside the scope of our regular services. For example, we can also assist in obtaining an HMO licence for your property by liaising with the relevant authorities and ensuring all qualifying works are completed to the necessary standards. We can also offer a key holding service and can get spare keys to your tenants as soon as possible. We are happy to accommodate any special requests you may have.
